It’s no secret that real estate lead generation websites are hit-and-miss. But unless you have your own marketing funnel generating consistent, quality leads, buying third-party leads is necessary to keep your pipeline full.
Luckily for investors (and agents, too), there are many websites that offer buyer and seller leads.
But how do you pick the right lead-gen website? It’s difficult, and making the right choice is crucial for your marketing budget.
This article will give you the real estate lead generation websites that stand above the rest — they’re sites/services that check the boxes for things like exclusive leads, quality leads, value, reputation, and more.

The best real estate lead generation websites are not always the cheapest (or even the most popular) but consistently deliver quality leads. And I know many investors that have built empires with lead data alone. But more is always better, right?
Most websites I list in this article do much more than offer leads — they offer features like:

1. Leadflow
Our Take
Leadflow (formerly Realeflow) is like a lead search engine on steroids. It helps you find all sorts of leads in your area, from FSBO to probate and even high/low equity properties. Plus, they’ve got ready-to-go marketing campaigns and fancy AI stuff to ensure you’re targeting the right audience based on actual data — all the tools needed to capture and convert leads into sweet deals.

Leadflow (formerly Realeflow) is more of a real estate lead search engine, not just a lead generation platform.
You can search your area for FSBO leads, probate leads, low equity, and high equity properties — there are over a dozen variables to sift leads through — and once you see a lead you like, it’s first-come-first-serve.
They also offer done-for-you digital and physical marketing. Users can send out direct mail and email marketing campaigns with just a few clicks. Leadflow uses artificial intelligence to help target your audience, too, so you’ll get leads based on complex data and not some junior marketers’ hunches.
The expression “one-stop-shop” gets thrown around a lot nowadays, but that’s what Leadflow manages to do: it provides ways to capture leads and a suite of tools to convert those new leads into deals.

- LeadPipes – This feature gives you a top-down Google Maps-style view of leads in your area. You can search for “preforeclosure” leads and see precisely where those properties are on the map, with property and ownership details included!
- Deal Analysis – Calculators for analyzing properties and pricing out rehab costs — punch in the information and spit out an accurate report you can take to your lender.
- LeadFlow – Real estate marketing tools you can use to build a top-to-bottom marketing funnel. Need a Landing page? Direct mail campaign? Email marketing? It’s got them all.
- Price – The direct mail prices alone pay for this software, but add a CRM, website builder, deal analyzer, and lead search function. This software could easily go for twice its current price.
Downsides
- The CRM isn’t feature-packed as other stand-alone real estate CRMs, but that’s a minor gripe.
- Some features require an upgraded license to use.

2. Batchleads
Our Take
BatchLeads has taken the RE community by storm in 2023. The reason? It’s got all the goodies: leads, driving for dollars app, property analysis tools, DFY marketing, and accurate owner information. BatchLeads’ tools are multipurpose; the software works for investors, agents, lenders, and contractors. Rare.

Batchleads is on this list for affordability, quality, and customer service. And if you thought I would list “speed” to complete the holy trinity of products and services — it’s a close fourth.
First, affordability: Batchleads’ basic plan comes with an “allowance” of 10,000+ leads per month and charges an additional $.01 per lead if you go over. If you’re new to the industry, that’s pretty dang cheap.
Second, to pull quality leads, you need quality data. Batchleads answers this by pulling property data from various sources (MLS, data syndications, local county records) to help identify properties and owners that meet specific criteria. You can search by buyer/seller, location, property type, and price range, and once you’ve found a property that matches your search, you can buy that lead ala carte.
Finally, suppose you have any issues with your leads or their tools. In that case, Batchleads has a customer service team that’s unmatched. I’ve seen dozens of instances where users call out their favorite customer service reps by name as if cheering on their favorite American Gladiator.

3. DealMachine
Our Take
DealMachine is that ‘Swiss army knife’ software for real estate investors; it’s great if you’re driving for dollars, doing direct mail by the truckload, or purchasing leads ala carte. And unlike far too many software companies, DealMachine has proven itself over time, proven they’re here to stay, so they’ve become a mainstay in the RE community.

DealMachine combines lead generation services with one of the simplest and most effective lead generation strategies: driving for dollars.
Through the app, you’ll get access to data typically reserved for the MLS, which during my test, was incredibly accurate, almost scarily so. You can then use that data to create potential leads lists, sorting by whichever criteria you wish: pre-foreclosure, expired listings, etc.
Once you’ve got a list, DealMachine will spit out an optimized driving route for you to go out and get eyes on those properties. And then, if you see a property that fits the bill, you snap a photo of the home to include on a pre-designed postcard for DealMachine to send on your behalf.
Wham-bam — you’re done and can move to the next house!
Or, if you don’t want to leave the comforts of home, you can do all of these steps from your computer at home, using the app’s Chrome extension and Google Streetview.

- All-In-One Solution – If you’ve got a smartphone, a car, and the DealMachine app, you can effectively build a list of candidate properties, find and appraise those properties, and then send out targeted direct mail campaigns within the mobile app.
- Accurate Data – Lead generation sites typically don’t have the most accurate data. That isn’t the case with this software — the property information combines several data sources, including the MLS and local county records.
- Skip Tracing – Speaking of data, DealMachine allows users to build lead lists with their built-in skip tracing service in a few simple steps. A really lovely add-on if you don’t already have a lead database for pulling lists.
- Direct Mail Simplified – DealMachine is probably the easiest way to send direct mail. Everything you need to send out a targeted, personalized postcard is included in the app — just a few taps on your phone, and you’re good to go.

4. Propstream
Propstream is a true staple in the real estate lead generation game. Look in any real estate investor forum or Facebook group, or butt into any lead-gen conversation, and you’ll hear about Propstream eventually.
They’re so popular, so polished, and have all the cool bells and whistles: CRM software, property analysis tools, property search, built-in marketing, lead generation solution, skip-tracing, rehab estimator, mobile app, automation (not even kidding) — you name it, Propstream has it or is working on including it.
And they aren’t exclusive to real estate investors, either. If you’re a real estate agent or broker, they also have a suite of tools for you. You can finally cancel that Zillow Premier Agent subscription! Yay!

- All the tools – Propstream is an all-in-one lead generation, marketing, and lead pipeline solution. Rare.
- Reputable – Customer service is a priority for Propstream, and they’re passionate about improving the product. That’s why they’re still popular amongst the real estate community.
- All the data – Want the nitty-gritty details on a property or property owner? Propstream pulls some of the most accurate data, MLS-level data.
Potential Downsides
- It can be expensive if you want all the extra goodies.

5. RealGeeks
Though advertised as a lead generation site and service for real estate agents, RealGeeks works just as well for any real estate business. And I can attest to that personally…
Full disclosure: Back in my lead-gen agency days, we lost a handful of clients to RealGeeks, who at that time weren’t as well known as they are today.
Today, RealGeeks have established a name for themselves as a 3-for-1 marketing solution for generating leads and turning those leads into deals. They offer users an IDX-ready real estate website, a done-for-you lead generation strategy, and CRM with a suite of nurturing/conversion tools.
It’s like if Carrot and Salesforce had a baby, and then that baby spent the next 18 years learning Facebook and Google Search ads and then went to work for your business. Silly analogy, but you get what I mean.
Best Features
- Qualified leads – RealGeeks leads come in through targeted PPC campaigns, are filtered through your website’s pre-qualifying web forms, and finally end up in your CRM.
- Lead management – While RealGeeks’ CRM doesn’t land on my list of all-time best CRMs for real estate investors, it’s a great tool.
- DFY ad campaigns – No need to share leads with competitors. RealGeeks will run professionally-managed ad campaigns for your target audience anywhere in the US.
Potential Downsides
- Lead quality is random. But this is one of the downsides to generating leads for yourself.
- Some tools are exclusively for real estate agents and real estate professionals.

RealGeeks offers a $299/month base package that includes some of their tools. But RealGeeks also offers custom pricing for lead gen and other services so pricing can differ depending on your business needs.
6. USLeadList.com
USLeadList, or USLL, is a pay-per-lead lead generation company. No gimmicks, no glitz, no glamour — you give them money, they give you leads.
Unlike your typical lead list provider, however, they cross-reference each and every lead before adding it to your list. That vetting process removes most of the garbage leads up-front, saving you or your VA time spent calling bogus “leads.”
It probably comes as no surprise that USLL leads aren’t cheap. The demand for quality leads is high, and they charge a premium for exclusive lists (especially nowadays, with so many first-time investors scoping for deals).
If you’re an investor with limited time and a few hundred bucks burning a hole in your pocket, USLeadList is a great place to get quality leads.

- High-quality leads – Self-explanatory, but these leads are vetted and cross-referenced for accuracy before you ever get your hands on them.
- Pick your poison – Filter lead lists by criteria like probate leads, inherited properties, motivated seller leads, or general real estate leads.
- Solid reputation – UsLeadList has been around for over a decade, and in that time, I haven’t read one negative review or found any disgruntled users. Rare.
Potential Downsides
- Limited release for lists (for example, inheritance lists are only released quarterly in Jan, April, July, and October)
- Expensive $$$

7. Audantic
Audantic is a service for those investors who already have lead conversion systems (i.e., a CRM, marketing strategy, an auto-dialer, etc). Why? Because Audantic sells excellent data, they leave it up to you to decide what to do with it.

- An in-depth buyer list they call Buyer Sonar for off-loading properties
- A marketing analysis tool with real-time data for measuring performance
If you’ve been in the game for a while, especially the wholesaling game, you’ll understand the immense value of this data. And Audantic has established itself as one of the premier lead-generation service providers because they understand what investors can do with high-quality data. They don’t need to sell “shovels” if they can tell you exactly where to dig for gold.

Why Do Real Estate Lead Generation Websites Get A Bad Rap?
I touched on this briefly at the top of the article, but there is one quality that is increasingly important — and exceedingly rare — in the pay-per-lead space: a good reputation.
There are dozens, even hundreds, of websites that claim they’re a market leader for generating real estate leads. But those same sites buy bulk “leads” from other lead generation websites and then “thinning” them out by offering duplicate leads to multiple investors for rock-bottom prices.
I can’t speak for websites geared toward real estate agents, but real estate websites that generate leads for investors are especially suspect. This “hit-or-miss” reputation for lead-gen sites has made buyers wary, and rightly so.
If there is a silver lining, however, it’s that real estate investors are essentially a tight-knit community, and as these bogus lead peddlers get found out, it’s not long before the word is out and the website is black-listed.
